A refundable buyers deposit will be R 50 000 on registration, subject to the conditions set out below. Only registered buyers may bid on the properties up for sale and are expected to be seated for the duration of the auction. Ensure that you know and understand on which property you are bidding and the price you are willing to pay for it. If you are unsure of the above, rather do not put in a bid. You may not bid on behalf of someone else. If you do so, you will be regarded as the buyer of the property. If you are the successful bidder, kindly pay immediately and sign the conditions of sale if instructed to do so. We cannot proceed with the auction of the rest of the properties unless the current sale has been concluded. If you fail to adhere to any of the above, you will forfeit the buyers deposit and be barred from taking part in any future auctions. The property will then be auctioned again. If we suspect that there are any interference or intimidation towards any of the other buyers present, the auction will be cancelled.

KINDLY TAKE NOTICE OF THE RECENT DEVELOPMENTS REGARDING OUR DEMARCATED SERVICE AREA.
The historic boundary between ourselves and the Sheriff for Roodepoort South has been restored due to the resignation of that sheriff on 13 February 2019 subject to the provisions of the Sheriffs Act. All process to be served in the areas as indicated below, after this date, should be directed to the office of the Sheriff Roodepoort North. This boundary starts from the N1 Highway and includes all the northern suburbs along Main reef / Randfontein road to the border of Witpoortjie, which includes the whole of Witpoortjie. Kindly also take note that the Northern boundary with Krugersdorp Sheriff, the Eastern boundary with Johannesburg North Sheriff and the Southern boundary with Johannesburg West Sheriff have minor changes. Find attached the point to point description, a map, the summary of the suburbs, as well as streets and street numbers to indicate the boundaries between the different sheriffs. Please refer to www.sheroot.co.za/Jurisdiction Dear Property Owner We became aware of an unhealthy situation that could influence you to make uninformed and irreversible decisions regarding your property.
This letter serves as a friendly warning to you to be aware of misleading letters that you will receive from various Financial Consulting Services, who will already know that your property is under attachment. These letters will try to paint an unrealistic dark picture of the consequences, should your property be sold in execution by the Sheriff. The so-called solution offered by these individuals are usually that you could voluntarily surrender your Estate for Sequestration. One of the promises that is made is that you will be able to stay in your home for another 3 to 6 months without any bond payments! What they usually don't tell you is that your property will anyway be sold by public auction and that you will remain insolvent for a period of at least 3 years. If your property value is considerably more than the outstanding bond, there is a possibility that you may be advised to sell your property for a lower price. If the property is sold in execution by the Sheriff for a higher amount, which is usually the case, the surplus of the money will be paid back to you. Please obtain as much information as possible before making any decisions. The Sheriff acts under a fidelity fund and has a statutory body that governs his actions, therefore you are GUARANTEED that your case has been dealt with properly, fairly and according to the law Please feel free to contact your local Sheriff for information regarding the attachment of your property. God Bless Mr F.W.J. Coetzee Sheriff for Roodepoort |
